Landlord agreement (version 2)

1. About this agreement

This agreement is between you (the landlord, or the person authorised to rent out the house) and Solvix Technology Limited, which runs PɛDan ("PɛDan", "we", "us"). It applies to every house you list on PɛDan, alongside PɛDan's terms and conditions and privacy policy. If this agreement and the terms differ on something about landlords, this agreement applies.

You accept it by ticking the box when you sign up as a landlord, or when we ask you to accept an updated version.

2. Your right to rent the house

  • You own each house you list, or you have the owner's written permission to rent it out.
  • You will upload proof (a title, lease, utility bill or the owner's authorisation letter) and verify your Ghana Card before a house goes live.
  • The house is safe to live in and you are allowed to rent it out under Ghanaian law.

3. Honest listings

  • Photos are of the actual house and show it as it is now.
  • The rent, advance, deposit, rooms, facilities and amenities you give are true and complete.
  • You keep the listing up to date, and pause it as soon as the house is no longer available.
  • We review listings before they go live and may pause, edit or remove one that breaks these rules.

4. PɛDan collects the rent for you

You appoint PɛDan as your agent to collect, on your behalf, the reservation deposit, the rent advance and any security deposit that tenants pay for your houses through PɛDan. Money a tenant pays PɛDan for your house is your money, held for you until it is paid out under section 6.

You agree that tenants who rent your house through PɛDan pay through PɛDan only. A tenant's payment to PɛDan counts as payment to you.

5. PɛDan's fees

  • Listing a house is free.
  • Tenants pay PɛDan's service fee on top of the rent. It is not taken from your rent.
  • PɛDan takes no commission from your rent: you receive the full rent advance (and any security deposit).
  • If we introduce or change a landlord commission (at most 2% of the rent advance), we tell you first, and it never applies to a rent already paid.
  • Optional extras (featured listings, a subscription) are priced separately and only charged if you choose them.

6. Getting paid

  • You sign the tenancy agreement with the tenant on paper and upload it (or the tenant does). Once PɛDan checks and stamps it, your payout is ready: the rent advance, minus any landlord commission under section 5.
  • We pay to the Mobile Money or bank account you give in Payouts. Keep it correct; we are not responsible for payments sent to details you gave us.
  • Any security deposit is handled as set out in the tenancy agreement and PɛDan's terms.

7. Tenants who are interested

  • Reply to every tenant who shows interest in your house within 48 hours. If you don't, they are refunded automatically.
  • Confirm visits tenants book from your visiting hours, and be at the house (or send someone) at every agreed time.
  • Keep your conversations, visits and payments on PɛDan. Phone numbers are shared once a tenant reserves.

8. No deals outside PɛDan

If you meet a tenant through PɛDan, you will not rent that house to them, or let them pay you, outside PɛDan to avoid the commission, for 12 months after you first chatted. If you do, the commission is still owed to PɛDan, you get a strike, and we may suspend your account.

9. Move-in and problems

  • Hand over the house, as listed, on the agreed move-in date.
  • The tenant has 72 hours after move-in to check the house. If it is seriously different from the listing, or you block the move-in, the tenant may be refunded in full from the money held for you, and you get a strike.
  • If a refund is due after you have already been paid, you agree to pay it back to PɛDan, and we may deduct it from your future payouts.

10. Strikes and suspension

Missing an agreed visit, misrepresenting a house, blocking a move-in or taking a tenant off the platform earns a strike. 3 strikes in 12 months suspends your account until we review it. We may also suspend an account straight away for fraud or a serious safety risk. You can ask us to review any strike or suspension.

11. Your information

We handle your personal information, including your Ghana Card and property documents, as set out in PɛDan's privacy policy. Tenants see your name, your house's location once they pay to show interest, and your phone number once they reserve.

12. Ending the agreement

  • You can stop listing at any time by pausing your houses or deleting your account, as long as nothing is still active (a reservation, rental, dispute or payout).
  • We can end this agreement if you break it, with notice unless it is serious (fraud or a risk to tenants).
  • Anything already owed (commission, refunds or payouts) is still settled after it ends.

13. Changes and the law

We may update this agreement. We will tell you before a change takes effect and ask you to accept the new version; if you don't, you can stop listing. This agreement is governed by the laws of Ghana.
